Position Overview

We are seeking a detail-oriented Title & Escrow Processor / Post-Closer to join our settlement operations in Chantilly, VA. This position plays a critical operational role across pre-closing title clearing and post-closing settlement workflows. You will be responsible for ordering and reviewing title searches, clearing clouds on title, preparing closing files, recording legal documents with local county courthouses (Fairfax, Loudoun, Prince William), disbursing escrow funds, and issuing final title insurance policies.

Key Responsibilities

• Pre-Closing Processing: Open title orders, review title commitments/abstracts, and clear title issues (liens, judgment payoffs, HOA estoppels, tax certificates) prior to settlement.

• Closing Preparation: Coordinate with buyers, sellers, real estate agents, attorneys, and lenders to gather necessary information, compile ALTA settlement statements, and assemble final closing packages.

• Escrow & Disbursement: Verify Earnest Money Deposits (EMD), process incoming/outgoing wire transfers, balance closing files, and execute post-closing escrow disbursements.

• Post-Closing & Recording: Submit deeds, deeds of trust, and releases for e-recording or manual recording with Virginia county land records.

• Policy Issuance: Review signed closing packages for missing signatures, cure recording rejections, and issue final Owner's and Lender's Title Insurance Policies to underwriting guidelines.

Qualifications & Requirements

• Experience: 2+ years of experience in title processing, settlement coordination, or post-closing within a title agency, escrow company, or real estate law firm.

• Software Proficiency: Hands-on experience with title production platforms (e.g., Qualia, SoftPro, RamQuest, ResWare, or Title Express).

• Industry Knowledge: Familiarity with Virginia real estate settlement laws, land records/recording processes, and ALTA standards.

• Location: Commutably local to Chantilly, VA (Fairfax / Loudoun County area).

• Core Competencies: Exceptional attention to detail, strong communication skills, and the ability to manage multiple settlement files simultaneously under tight closing deadlines.
