Position Overview
We are seeking a detail-oriented and experienced Temporary Escrow Processor / Escrow Closer to assist our operations team with managing high file volumes. In this dual-capacity role, you will handle the escrow lifecycle from initial file opening through closing, disbursement, and post-closing audits. You will be responsible for preparing escrow instructions, clearing title and escrow conditions, balancing Closing Disclosures and Settlement Statements, executing closing documents, and managing the secure handling and disbursement of escrow funds.

Key Responsibilities
Escrow Processing & Pre-Closing

  • Open new escrow files upon receipt of purchase contracts or lender instructions; issue earnest money receipts and initial escrow instructions to all parties.
  • Order payoffs for existing mortgages, HOA resale packages/estoppels, property tax certs, and municipal lien searches; review payoffs and demands for accuracy.
  • Review title commitments to identify title requirements, easements, liens, and encumbrances; gather documentation needed to clear title clouds prior to closing.
  • Coordinate directly with real estate agents, buyers, sellers, mortgage lenders, and attorneys to obtain entity documents, marital affidavits, and closing requirements.
  • Balance final Closing Disclosures (CD) and ALTA Settlement Statements with lender closing desks, ensuring precise accounting of buyer/seller closing fees, tax prorations, commission splits, and earnest money deposits.

Escrow Closing, Disbursement & Post-Closing

  • Prepare full closing and deed document packages (e.g., Grant/Warranty Deeds, Bill of Sale, Owner Affidavits, Escrow Instructions, Closing Statements).
  • Conduct or coordinate signing appointments (in-person, mobile notary, or Remote Online Notarization) to execute legal loan and escrow documentation.
  • Verify incoming buyer bring-to-close funds and lender wire receipts into the escrow trust account in accordance with state good funds laws.
  • Balance and disburse file funds according to the final settlement statement, including loan payoffs, seller net proceeds, broker commissions, and third-party fees.
  • Package executed instruments for county recording, return lender closing packages, and ensure all post-closing audit requirements are met for final title policy issuance.
