Job Title: Senior Title Examiner (Remote Michigan)

Job Summary

We are seeking an experienced Senior Title Examiner to examine real property records and perform comprehensive title searches across Michigan counties. The ideal candidate possesses deep expertise using DataTrace and online Michigan county Register of Deeds platforms to search chain of title, identify liens and encumbrances, and accurately run out complex legal descriptions (metes and bounds, platted subdivisions, and government surveys).

This is a 100% remote position offering competitive compensation, full benefits, and high operational autonomy.

Key Responsibilities

• Title Examination & Search: Conduct thorough title searches on residential and commercial real estate using DataTrace, county land record platforms (e.g., Landex, Tapestry, County Register of Deeds portals), and tax records.

• Legal Description Analysis: Accurately read, plot, and "run out " legal descriptions, including metes and bounds, lot-and-block, and government survey descriptions, ensuring property continuity and boundary integrity.

• Chain of Title Verification: Establish clear chains of title, identifying gaps, defect issues, probate records, tax liens, judgments, easements, and mortgage encumbrances.

• Title Commitment Preparation: Draft clear, detailed title commitments, search packages, and abstracts in compliance with Michigan title standards and underwriter guidelines.

• Underwriting Support & Problem Solving: Identify title defects, clouds, and boundary discrepancies, working closely with title officers and underwriters to propose curative actions.

• Data Management: Upload, organize, and maintain clean title search files and records within the title management system.

Qualifications & Requirements

• Experience: 3 to 5+ years of direct title examination experience specifically within the State of Michigan .

• Software Proficiency:

  • Advanced proficiency in DataTrace is strictly required.

  • Experience with title production software (e.g., ResWare, SoftPro, or RamQuest) is highly preferred.

  • Deep familiarity with Michigan online county search software (Landex, Tapestry, Fidlar, or individual county Register of Deeds sites).

• Technical Skills: Expert knowledge in running out complex legal descriptions and analyzing Michigan real estate law practices (e.g., Land Contracts, Construction Liens, Probate, Foreclosures).

• Remote Work Capabilities: High-speed internet, dedicated home office setup, self-motivation, and reliable time-management skills.

Preferred Qualifications

• Active Michigan Title Insurance Producer License (or willingness to obtain).

• Experience with commercial title searches and multi-parcel transactions.
