Position Overview
We are seeking an experienced, detail-oriented Escrow Officer to manage real estate closing transactions from start to finish. In this contract role, you will act as a neutral third party to ensure all terms of real estate contracts, lender instructions, and California state regulations are strictly followed.
The ideal candidate possesses deep familiarity with California escrow procedures, title commitment review, and closing software, along with a track record of delivering exceptional service to realtors, lenders, buyers, and sellers.
Key Responsibilities
Transaction Management & Closing

Process, manage, and close residential and/or commercial escrow files from initial purchase agreement receipt through final disbursement and recording.

Prepare standard escrow instructions, closing statements, grant deeds, wire instructions, and required California regulatory disclosures.

Review title commitments/preliminary reports, legal descriptions, tax records, and payoff demands to identify and clear title clouds prior to closing.

Coordinate directly with buyers, sellers, real estate agents, loan officers, and underwriters to keep transactions on schedule.
Document Preparation & Funds Handling

Calculate pro-rations for taxes, HOA fees, interest, and insurance.

Verify incoming funds, review lender closing disclosures (CDs) / ALTA settlement statements, and manage incoming/outgoing wire transfers in accordance with company anti-fraud policies.

Review loan packages, schedule closing appointments, and coordinate notary / signing agent services.

Package and submit documents for electronic or manual recording with county recorder offices.
