JOB DESCRIPTION: We are seeking a detail-oriented and experienced Escrow Officer to manage residential real estate transactions within a legal services environment. This role is responsible for guiding files from opening through post-closing while ensuring legal accuracy, regulatory compliance, and a seamless client experience.

The ideal candidate is highly organized, proactive, and comfortable working in a fast-paced setting where precision and communication are critical.

Key Responsibilities

Transaction Management

  • Handle the full lifecycle of escrow transactions, including file setup, processing, closing, and post-closing activities
  • Review contracts and establish escrow files in accordance with legal and underwriting requirements

Documentation & Compliance

  • Prepare, review, and finalize critical documents such as settlement statements, closing disclosures, escrow instructions, and title-related documentation
  • Ensure all transactions comply with applicable state and federal regulations, including disclosure requirements and legal standards

Closing Coordination

  • Coordinate and schedule closings with buyers, sellers, attorneys, lenders, and real estate agents
  • Confirm that all conditions are satisfied prior to closing and that documentation is complete and accurate

Funds Management

  • Verify incoming funds and ensure proper handling of escrow accounts
  • Execute accurate and timely disbursement of funds following closing

Title & Issue Resolution

  • Review title commitments and supporting documentation to identify potential issues
  • Work with relevant parties to resolve title defects, lien issues, or discrepancies prior to closing

Client & Stakeholder Communication

  • Serve as a primary point of contact throughout the transaction
  • Provide clear, timely updates and maintain strong working relationships with all parties involved

File Integrity & Recordkeeping

  • Maintain organized, audit-ready files and ensure all documentation is properly recorded and stored
  • Support post-closing activities, including document recording and policy issuance

Qualifications

  • Minimum of 25 years of experience in escrow, title, or real estate transaction coordination
  • Strong working knowledge of escrow processes, title commitments, and closing documentation
  • Familiarity with TRID guidelines and real estate compliance requirements
  • Experience in a law firm or legal-focused real estate environment is a plus
  • Proficiency with escrow and title software systems
