The Title Processor is responsible for examining title evidence, resolving title defects, and issuing accurate title commitments in support of residential and commercial real estate transactions. This role serves as a critical quality-control checkpoint between the title search and closing phases, requiring a thorough understanding of Alabama title law, underwriting guidelines, and real property records. The Title Processor works within the Qualia platform as the primary system of record for all file management, task tracking, and commitment production.

PRIMARY DUTIES & RESPONSIBILITIES
Title Examination & Commitment Issuance

  1. Review and analyze title searches, including abstracts, deeds, mortgages, liens, judgments, easements, and other instruments affecting title to real property
  2. Identify and evaluate title defects, gaps in chain of title, encumbrances, and other matters requiring resolution prior to closing
  3. Determine insurability based on applicable underwriting guidelines
  4. Prepare and issue ALTA title commitments (including Schedules A, B-I, and B-II) accurately and within established turnaround standards
  5. Review legal descriptions for accuracy and consistency with plat records, surveys, and prior instruments
  6. Identify matters requiring curative action and initiate or coordinate the curative process
  7. Apply correct exception language and endorsements in accordance with underwriter requirements
Title Curative Work
  1. Identify and resolve unreleased mortgages, open judgments, tax liens, and other clouds on title
  2. Coordinate with lenders, prior owners, attorneys, and court offices to obtain missing instruments or corrective documents
  3. Draft or coordinate the preparation of corrective deeds, affidavits of heirship, affidavits of survivorship, and similar curative instruments
  4. Escalate uninsurable title conditions to management and underwriter through proper channels and document underwriting decisions in Qualia
  5. Maintain curative checklists and track outstanding items through resolution

Qualia Platform Management
  1. Manage transaction files within Qualia from the receipt file through commitment issuance
  2. Enter and maintain accurate property, party, and loan data within the Qualia order file
  3. Utilize Qualia task workflows to track title examination and curative milestones
  4. Generate title commitments through Qualia's production tools
  5. Maintain notes, communications, and document uploads within the Qualia file to ensure a complete and auditable file record
  6. Coordinate with closers and post-closing staff via Qualia's internal workflow and messaging features

Communication
  1. Review lender title requirements and ensure commitments are issued in full compliance with lender instructions
  2. Communicate title status, exceptions, and curative requirements to the closer
  3. Provide clear, timely, and professional communication to internal and external stakeholders regarding title issues and file status
  4. Notify the closer of any title conditions that may impact the scheduled closing date

Compliance & Quality Control
  1. Apply current underwriting bulletins, state regulations, and company policy in all commitment decisions
  2. Ensure all Schedule B exceptions are properly supported by the underlying title evidence in the file
  3. Assist in maintaining title examination standards and checklists in accordance with company and underwriter guidelines
  4. Support FinCEN and other regulatory compliance requirements as directed
  5. Participate in quality control reviews and file audits as requested

Team & Operations Support
  1. Assist closers with pre-closing title questions and commitment-related issues
  2. Support file setup and order intake functions as workload requires
  3. Participate in staff meetings, training sessions, and process improvement initiatives
  4. Cross-train in related functions to support operational continuityUALIFICATIONS
Required
  1. Minimum 2 years of experience in title examination, title processing, or related real estate title work
  2. Working knowledge of Alabama and Tennessee real property law, including deed requirements, lien priority, probate and succession, and foreclosure procedures
  3. Ability to read and interpret legal descriptions, plats, surveys, and recorded instruments
  4. Familiarity with ALTA commitment forms and standard title underwriting principles
  5. Strong attention to detail with the ability to identify discrepancies in title evidence
  6. Proficiency with Qualia or demonstrated ability to learn and adopt title production software quickly
  7. Effective written and verbal communication skills
Preferred
  1. Experience with title insurers' underwriting guidelines
  2. Familiarity with heirship affidavits, quiet title procedures, and curative practices specific to Alabama and Tennessee
  3. Experience with manufactured home titling, tax deeds
PERFORMANCE STANDARDS
The Title Processor will be evaluated on the following key performance indicators:
  1. Commitment turnaround time within established company benchmarks
  2. Accuracy rate on issued commitments (exceptions supported, legal description verified, Schedule A correct)
  3. Curative item resolution rate and timeliness
  4. Qualia file completeness and documentation quality
  5. Error rate on post-issuance commitment revisions
  6. Responsiveness to internal and external stakeholder inquiries

WORK ENVIRONMENT & PHYSICAL REQUIREMENTS
This position operates in a professional office environment. Extended periods of computer use are required. The role demands the ability to manage multiple open files simultaneously, work under time-sensitive closing deadlines, and maintain accuracy under pressure. Occasional overtime may be required during high-volume periods.
