We are seeking a high-caliber Title Examiner for one of our premier national clients in the Seattle area. This role is essential to the integrity of nationwide real estate transactions, requiring a "legal detective" mindset to analyze public records and verify property ownership. You will act as a key technical resource within a high-performing title team, ensuring that every transaction is backed by an accurate and clear legal status.
Key Responsibilities

Expert Title Examination: Conduct in-depth analysis of title commitments and complex entity documents (Trusts, LLCs, Partnerships) to determine legal condition.

Chain of Title Analysis: Research and summarize recorded instruments—including deeds, mortgages, liens, and easements—to establish a clear chain of ownership.

Advanced Documentation: Prepare and issue updated commitments, supplemental reports, and final title policies with a high degree of precision.

Critical Updates: Manage "date down" procedures to capture the most current property data, ensuring no new encumbrances have surfaced prior to closing.
Problem Resolution: Identify and help resolve title defects, such as delinquent taxes, judgments, or boundary discrepancies, by collaborating with underwriters and legal teams.
Requirements:
- Experience 2–3 years in the title industry; candidates with Commercial or Industrial experience will be prioritized.
- Technical Stack Proficiency in AIM+, Data Trace, and Data Tree is highly desired.
- Knowledge Base Deep understanding of legal descriptions, lien priority, and property law terminology.
- Analytical Skill Ability to interpret complex maps, plat books, and land-use restrictions across multiple jurisdictions.
- Education High School Diploma required; paralegal or legal coursework is a plus.
