Overview:
Our client, a national commercial title firm, is seeking an experienced National Clearance Officer to handle title curative and clearance processes for complex commercial real estate transactions across multiple states. This role requires a deep understanding of title commitments, title defects, underwriting standards, and collaboration with attorneys, underwriters, and internal teams to ensure a smooth and compliant closing process.
Key Responsibilities:

Review commercial title commitments, search packages, and related documents for accuracy and completeness.

Identify and resolve title defects, exceptions, and requirements, including but not limited to liens, encroachments, and ownership issues.

Collaborate with attorneys, title examiners, and underwriters to clear title issues in accordance with company and underwriter guidelines.

Communicate with clients, lenders, and internal staff to obtain missing documents and coordinate resolution.

Escalate complex title issues to national underwriters and ensure curative solutions meet state-specific requirements.

Assist in preparing final title policies and ensure all curative work is documented and compliant.
Qualifications:

5+ years of experience in commercial title clearance or curative roles, preferably at a national level.

Strong knowledge of title insurance regulations, title policy forms, and commercial real estate transactions.

Familiarity with underwriting guidelines from national underwriters (e.g., First American, Fidelity, Stewart, Old Republic).

Ability to interpret legal documents such as deeds, easements, mortgages, and court orders.

Excellent communication and problem-solving skills.

Proficiency in title software (e.g., ResWare, RamQuest, SoftPro) is a plus.
